1. About these terms

These Terms & Conditions govern your use of the House Whisperer Home Inspections website and the services we provide. By using this website or booking an inspection with us, you agree to these terms.

2. Our services

House Whisperer Home Inspections provides residential home inspection services in London and Southwestern Ontario. Every inspection is carried out personally by Steve Lukings, a certified home inspector — we do not use franchises or subcontractors.

3. The Inspection Agreement

In addition to these website terms, every inspection is governed by a separate written Inspection Agreement, which is provided to you and must be agreed to before the inspection begins. That agreement sets out the full scope, limitations, and terms of your inspection. If anything in these website terms conflicts with your signed Inspection Agreement, the Inspection Agreement governs.

4. What a home inspection is — and what it is not

A home inspection is a visual, non-invasive examination of the readily accessible systems and components of a property, carried out on the day of the inspection and reflecting the conditions present at that time.

A home inspection is not:

• A warranty, guarantee, or insurance policy of any kind on the property or its systems
• A prediction of future conditions, or of how long a component will last
• A code, zoning, or by-law compliance inspection
• An exhaustive technical, engineering, or environmental evaluation
• An inspection of concealed, inaccessible, or hidden areas

Components that are not visible or not safely accessible at the time of the inspection cannot be inspected or reported on.

5. Booking, scheduling, and cancellation

A request submitted through this website is a request, not a confirmed booking. Your inspection is confirmed only once we have contacted you and agreed on a date and time. If you need to cancel or reschedule, please let us know as early as you can so we can accommodate you and other clients.

6. Fees and payment

Inspection fees are quoted before the inspection and are based on the property’s size, age, and type. Payment is due as set out in your quote and Inspection Agreement.

7. Your inspection report

Your report is prepared solely for the client who ordered and paid for the inspection. It is confidential and is not transferable. It may not be relied upon by any other person or party — including future buyers or sellers — without our prior written consent, and we accept no responsibility to third parties who obtain or rely on it.

8. Use of this website

The information on this website is provided for general information only. It is not advice about any specific property and is not a substitute for a professional inspection. While we work to keep the site accurate and current, we do not guarantee that it is complete or free of errors.

9. Intellectual property

All content on this website — including text, images, logos, and our report formats — belongs to House Whisperer Home Inspections and may not be copied or reproduced without permission. Certification logos remain the property of their respective organizations.

10. Third-party links

This site may link to third-party websites, which we do not control and are not responsible for.

11. Limitation of liability

To the fullest extent permitted by law, and subject to the terms of your signed Inspection Agreement, House Whisperer Home Inspections is not liable for any indirect, incidental, or consequential loss arising from your use of this website or from an inspection. Any limitation of liability that applies to an inspection is set out in the Inspection Agreement.

12. Governing law

These terms are governed by the laws of the Province of Ontario and the applicable laws of Canada. Any dispute will be subject to the jurisdiction of the courts of Ontario.

13. Changes to these terms

We may update these Terms & Conditions from time to time. The current version is always the one posted on this page, with its “last updated” date.
